Two Rivers has two fully developed industrial parks. Our industrial parks are zonned and planned solely for industrial development. They are both located on the edges of the City of Two River's residential area, with great transportation access. Both industrial parks and the amenities they offer are located below. Protective Covenants

The following protective covenants apply to both industrial park sites. They help ensure that your property maintains its value.

Development Requirements

  • 2,500 square feet o building per acre of land
  • Maximum of 50% lot coverage
  • Construction complete in two years
  • Paved parking and loading areas within one year of occupancy
  • Landscaping complete within one year of occupancy

Quality Standards

  • Masonry or metal construction
  • Architectural standards for front of building
  • Front yard signage for business name and/or trademark
  • Landscaped front setback
  • One parking space for every two employees
  • Loading docks on side or rear of building
  • Screened outdoor storage

Permitted Uses

  • Manufacturing
  • Warehousing
  • Distribution
  • Related administrative offices
  • For manufacturers, up to 25% of building square footage may be used as retail space
